Banner Lane is a modern mixed-use development in Washington D.C. at the nexus of NoMa and Mt Vernon Triangle.

Set in an historic neighborhood, this thoughtfully designed apartment community is a celebration of authentic District living. With the addition of The Lawn, a new multi-purpose public park, Banner Lane brings a new lively hub to their neighborhood and residents — fitness amenity included.

“LEED”-ing the way and Top-Notch Amenities Banner Lane presents a range of apartment choices, spanning from one to four bedrooms, to meet the diverse needs of tenants. The building is also LEED Certified, signifying a major commitment to sustainable practices and care for the environment. Conscious features like solar panels, energy efficient lighting and HVAC systems, E-bike charging stations and water efficient plumbing features are truly cutting edge in carbon footprint reduction. Other thoughtfully curated amenities include a rooftop terrace, chef’s kitchen and private dining room, greenhouse-inspired community room, pet spa, children’s playroom, and outdoor grills. The aesthetics of the fitness amenity at Banner Lane are eye catching to say the least, and both their team and ours knew the space needed an equipment selection and layout that was equally captivating.

A Track-Record Based Partnership

Our collaboration on the fitness space at Banner Lane formed from an already established connection with the developer after several successful projects with the Advantage team and local ASF Territory Sales Manager Bob Hoshour. To differentiate from competitive fitness offerings, the developer sought a more upscale amenity for Banner Lane, recognizing our comprehensive range of services and equipment as ideal for enhancing their vision of luxury. Based on past collaborations, the development team was familiar with the quality of our work and confident in our dedication to designing beautiful and functional fitness offerings.

Additionally, there was an extra draw to working with Advantage since at the start of this project we were freshly partnered with Peloton — a partnership that has only grown since that time. The fitness amenity design team was keen on outfitting the space with the highly coveted Peloton bike, recognizing its appeal to residents.

The space

The fitness facility boasts 4 studios, a wellness lounge and locker rooms. The space hosts a wide enough range of equipment that it’s suitable for anyone including novice level exercisers, professional level trainers and everyone in between. The studios provided are specifically designed for specialized workouts, including a cardio room, spin cycle room, and yoga studio and the main room designed for functional and strength training.

Strength and Functional Training

The main area serves as the focal point, demonstrating how a unique mix of functional and free weight equipment distinguishes this space from conventional environments. This, in turn, fosters retention for the property by offering exercisers the chance to vary and evolve their fitness routines over time.

Designed for both functional and weight training, it’s outfitted with impressive elements like the sizable custom Escape Fitness Functional Frame, space-saving Precor Vitality Strength machines that each offer two exercises in one station, and a 20-yard multi-functional turf lane.

Free weight stations with benches and dumbbells ranging from 5 to 75 lbs give exercisers the power to start small or go big. Having all these dynamic training options in one room offers exercisers the flexibility to switch between the areas that serve their needs and the muscle groups they want to focus on.

As an added bonus, this room comes equipped with a climbing wall, perfect for those seeking a playful, less traditional workout.

Space to Spin and Do Yoga

Both the spin room and the yoga studio offer ideal settings for either a group workout or more private training. The spin room is well-appointed with 11 spin bikes, a flat screen TV for programming and a stunning view of the neighborhood.

With a variety of accessories from Escape Fitness available in the yoga studio, those who utilize this space can choose to cool down with some stretching routines or engage in a rigorous yoga practice. The sky is the limit in this space.

The cardio room at Banner Lane is definitely a cardio-lovers paradise. The varied lineup was carefully chosen to provide exercisers with a comprehensive range of options. Those using the space have access to treadmills, ellipticals, adaptive motion trainers (AMTs), recumbent bikes, and StairClimbers, all from our valued partners at Precor.

Enhancing the cardio setup are interactive options including Peloton Bikes and gamified rowers. It’s clear that through our collaboration, we were able to create a space that offers users complete diversity within the room.
